This striking conversion of a former pig sty, now offers a spacious and luxurious base for a family holiday in North Norfolk surrounded by farmland, with Holt just four miles away and the coast at Blakeney only 15 minutes’ drive.

With its private cinema room and outdoor hot tub, it’s designed for both relaxation and entertainment.

At its heart is a vast open-plan living area with full-height glass overlooking the courtyard garden.

The sleek German kitchen comes with twin ovens, larder fridge, wine cooler, and even a Quooker hot tap for instant tea.

Gather around the large dining table for 12, sink into the corner sofa by the log burner, or escape to the second sitting room with its cosy Loaf sofas and sweeping countryside views.

For entertainment, there’s a dedicated cinema room with surround sound and bold Ligne Roset seating – the perfect hideaway for film nights.

The private cinema is just the start. Outside, a Jacuzzi hot tub for six sits in the sheltered garden, alongside a Weber barbecue and shaded seating under mulberry trees.

There’s also a covered outdoor lounge area for evenings that stretch long after sunset.

Four ensuite bedrooms provide plenty of flexibility, all with fitted wardrobes, mirrors, and underfloor-heated bathrooms:

Bedroom 1: Super king (zip & link, can be twins) + ensuite.
Bedroom 2: King bed + ensuite.
Bedroom 3: Super king (zip & link, can be twins) + ensuite.
Bedroom 4 (Master): Super king bed + ensuite with bath, twin sinks & large walk-in shower.

Sleeps 8 in total, with two extra fold-out beds available (by request, at additional charge).

A suntrap courtyard garden is made for entertaining, while to the north a large enclosed lawn offers space for children and dogs to play.

The gardens are bordered by open countryside, giving you a true sense of space and privacy.

Briningham offers a peaceful setting in the Norfolk countryside, yet you’re only minutes from the coast. Holt, Blakeney, and a choice of excellent pubs – including The Hunworth Bell and The Wiveton Bell – are all close by.
